Smart Warehousing is our 3rd major project, not counting many small projects, within the Edison Building in downtown Overland Park. This project started strong and with a great plan. Material challenges due to Covid impact was something the team needed to navigate. (You can read more about that in our previous post “Where are my Windows”) With creative ideas from the whole team, this project worked out well. From a distance, this project may seem like a normal tenant improvement. But when unforeseen challenges present themselves, communication is key to get through them.


The Smart Warehousing team was amazing!


Founded in 2001, Smart Warehousing is a warehousing and fulfillment company that operates as a direct extension of its clients’ teams and is committed to empowering brands to meet consumer demands. With dedicated account managers, state-of-the-art technology, and highly automated processes, Smart’s model is built to be a fully optimized solution that satisfies the fulfillment needs of merchants and sellers throughout the world.


With 34 warehouses, over 11K square feet of warehouse space and 12 geographies – their strategic network footprint puts them in everyone’s backyard. Smart Warehousing’s information management system, SWIMS, provides a system of record for inventory, putting control and visibility in the hands of their clients.

Relocating to Downtown Overland Park, KS


Smart Warehousing is thrilled to call the Edison District in Downtown Overland Park their new home! They leased more than 16,000 square feet in the recently constructed Edison District – a mixed-use project that features 100,000 square feet of office space, high-end retail, and extensive dining options, all overlooking historical downtown Overland Park.


They've moved over 70 employees from their previous base in Edgerton, KS to their new office space. The move has helped Smart Warehousing attract authentic team players, tenacious finishers, and caring promise keepers while providing an incredible environment for their current employees.
