  5. Serve Well Experience

    1. At Nexus 5 Group, our focus is the project experience for our clients.  We are committed  to an unmatched experience for our clients and we will accomplish this in the following ways.

    2. Communication

      • We are committed to proactive communication. 

      • Our objective is to educate and inform our clients to enable them to make the best decisions for their project.

    3. Cost Control Description of Process Used to Monitor Costs

      • See attached “General Conditions and Fee - Bid Form”

      • Transparent Relationship - All subcontractor line items have no markup creating a transparent relationship between N5 and Client.

      • Value Engineering – During the design phase we will collaborate with subcontractors and suppliers to present value engineering options. We will compile a spreadsheet of all options to allow the owner to make decisions and see the over all impact to the project.

    4. Guaranteed Maximum Pricing (GMP) estimating process.

      • Nexus 5 Group will provide pricing at 3 stages of the design process, schematic design, design development, and construction documents.  During the 1st two stages Nexus 5 Group will solicit subcontractor pricing from one subcontractor in each CSI category.  At the construction document stage, Nexus 5 Group will solicit bids from a minimum of three pre-qualified subcontractors or suppliers in each category.  An onsite meeting is coordinated for all subcontractors to evaluate existing site conditions. Subcontractor and supplier proposals are then evaluated for completeness and accuracy prior to inserting the numbers into our proprietary software. An in-house executive review is conducted on all proposals prior to presentation to the owner.

      • Contingencies or Allowances – During the pricing stages, certain project contingencies will be created for items that will be needed but the scope is not be defined.

      • Overall Savings – During the project overall savings will be held in a contingency line item for use of cost change during the project.  When the project is complete the GMP will be adjusted to account for the savings.  We propose that the savings for the project be split as follows: 80% to the owner and 20% to the contractor.

      • Scope changes – Any scope changed to the project will be priced and presented to the owner for approval prior to work proceeding.  Cost for the scope changes will either be absorbed by the project contingency or will be an adjustment to the GMP for the project, based on the owners direction.

      • Budget Tracking – Real time budget tracking through Procore and accounting software.

      • Overhead Inclusions

        • Project exec salaries & associated expenses

        • Project engineer salaries & associated expenses

        • General superintendent salary and associated expenses

        • Accounting

        • Home office expenses

  6. Scheduling

    1. See attached preliminary construction schedule.

    2. We anticipate the construction for this project to be approximately 5 months.

  7. Site Operations

    1. Coordination and constant communication are the keys to the success or this project.  We will approach this project with the following priorities.

    2. 1st Priority – Temporary plastic partitions to separate the distribution area from other areas of the building.  Modifying the warehouse offices to accommodate the new needs of the 3 dog brands.  Making sure the distribution operations are up and running as soon as possible.

    3. 2nd Priority – Chicken Chips manufacturing area.  Knowing the sizable demand for this product, Nexus 5 Group will complete this area with a very strict schedule.  During the pricing stages, we will identify and evaluate all lead items are evaluated and ordered in a timely manner. 

    4.  3rd Priority – The final priority will be the office expansion.  This construction will be completed simultaneously with the other phases but is the 3rd priority.

  8. Safety

    1. Nexus 5 Group is committed to the safety of every individual on every project site. We conduct weekly safety meetings with all field personnel. We follow all OSHA guidelines and maintain safety checks, inspections, and proper documentation. Our field staff are required to perform daily logs of job sites and their vehicles are equipped with a fleet tracking system. All personnel are CPR and First Aide Trained.

    2. Our current EMR rating is 0.87.

  Management Team

John Hinman

Managing Director

As a founding member of the Nexus 5 Group, John spends most of his time coordinating operations, business strategy, business development and high-level project oversite.  John has more than 30 years of experience in the construction industry and has managed over $150,000,000 worth of projects.  His experience includes many project types, from office buildings, medical office, tenant improvement, industrial, historic, restaurants, financial, multi-family, churches, to multi-family renovations and capital expenditure projects. 
John graduated from Kansas State University in 1993, with a Bachelor of Science Degree, in Construction Science and Management.  When John is not working, he enjoys spending time with his wife (Stefanie) and 4 kids (Taylor, Daniel, Molly, & Luke), at the lake, and is very involved with his church.  John serves on the board of directors and is a founding member of The Father’s Club, a board member of the Kansas City Crime Stoppers, and is involved in other organizations such as F3KC and Men’s Encounter.

Tom Cowan

Director Of Operations

Tom is responsible for technology integration, safety and managing overall project field operations. Tom has been in the construction industry since 1992 in the following roles: on-site supervision, project management, operations manager, strategic planning, budgeting, asset management, marketing, estimating and safety. Prior to joining the team in 2012, Tom operated a small specialty construction company performing interior scopes for general contractors in Kansas City. In addition, Tom spent 7 years with Performance Contracting Inc (PCI). While at PCI, he managed the field operations of 150 employees. He managed the personnel for the projects, foreman training, warehouse assets, budgets, projects (as a project manager), strategic planning and safety director. In 2002, Tom and his wife purchased a building and turned it into Cowan Event Center. It was a complete interior renovation and very quickly had success in booking events. Tom and his wife, Glenda, have 2 children and are all grown up and have successful starts to their careers.

Brian Weber

Project Manager

Brian has been involved in construction for over 20 years. In addition to project management, he has experience in estimating, procurement, on-site supervision, quality control, and safety.  Since joining Nexus 5 Group, he has managed multiple tenant finish and tenant improvement projects in his quest to serve well.
Growing up on a dairy farm, Brian learned the value of a good work ethic as well as the ability to adapt to any situation presented. After studying Civil Engineering at Kansas State University, he owned and operated a small construction business for 18 years, learning and managing such processes as employee and sub-contracting management, budgeting, scheduling, and serving the clients’ needs. He has since been managing commercial projects from tenant finishes to hotel and multi-family structures.
He resides in Shawnee, Kansas with his wife and daughter where enjoys coaching youth sports and any outdoor activities. He spends time involving himself in multiple charity work such as The V Foundation, Lucy’s Kids for Peace, and Supporting Kids Foundation where he served as Vice President for 3 years.

Jessica Bell

Senior Project Engineer

Jessica Bell is a Senior Project Engineer at Nexus 5 Group, where she has been a key part of the team for the past 10 years. Having grown up in the construction industry, she has developed a deep understanding of the field and steadily advanced in her career. In her current role, she oversees the project engineers and is responsible for training and mentoring them, helping to build a strong team.
An active member of the Apartment Association of Kansas City (AAKC), Jessica has served on the board of directors for the past four years. Since joining the association in 2016, she has earned her Certified Apartment Supplier (CAS) designation, the Leadership Education and Development (LEAD) designation, and completed the prestigious Lyceum program.
Before her time at Nexus 5 Group, Jessica taught preschool children for several years, bringing a nurturing and patient approach to her leadership.
Outside of work, she enjoys spending time with her husband, Chris, and their three children. The family loves to unwind at the lake and go camping together.

General Superintendent

Jeff Tuter is a skilled carpenter with over 25 years of experience, bringing a keen eye for detail and a commitment to excellence in every project he undertakes. His diverse background includes a wide range of completed projects, showcasing his versatility and craftsmanship. Jeff takes pride in delivering high-quality results that exceed client expectations. His dedication to customer satisfaction sets him apart, ensuring that each project is completed with precision and care.
Outside of work, Jeff embraces the great outdoors through his passion for adventure. He enjoys camping, paddleboarding, hiking, mountain climbing, and snowboarding, always seeking new ways to challenge himself and explore nature. His love for outdoor activities reflects his appreciation for craftsmanship, as both require skill, patience, and a deep connection to the environment. Whether on the job or in the wilderness, Jeff brings the same level of dedication and enthusiasm to everything he does.

Charlie Green

Superintendent

Charlie Green brings over 40 years of experience in the construction industry, having built a career rooted in hard work and hands-on expertise. His journey began in high school, working summers and weekends with a friend’s father, sparking a lifelong passion for building. After serving in the Air Force, where he specialized in air conditioning and refrigeration before transitioning to the carpenter shop, Charlie continued honing his craft in residential construction. He spent several years as a framing and trim carpenter before becoming a home builder for a decade. In 2008, he shifted into commercial construction, taking on the role of superintendent, where his leadership and wealth of experience have made a lasting impact on every project he oversees.
Beyond his professional life, Charlie enjoys spending time with his family and pursuing his favorite hobbies. He and his wife, Jodi, married in 1987 and have two children, Josh and Tiffany, along with seven beloved grandchildren. When he’s not on a job site, Charlie can often be found on the golf course, riding his motorcycle, or making memories with his grandkids. His dedication to both his craft and his family speaks to his strong work ethic and the values that have guided him throughout his career and life.

FL2CA Aviation, LLC proudly completed an airplane hangar at New Century Airport in New Century, KS. The scope encompassed extensive sitework and utilities and fuel tank, alongside the installation of over 50,000 square feet of flatwork concrete, and a 13,600 square foot pre-engineered metal building, featuring a 32-foot eave height. The building is divided into two spacious bays by a 3-hour rated masonry fire barrier wall. Each climate-controlled bay spans 6,800 square feet and is equipped with a 70' x 30' bi-fold hangar door, epoxy floors, and trench drains, facilitating efficient maintenance and operations.

This project included design-build mechanical systems, new restrooms, glass wall systems, and boasted several unique finishes including an operational garage door within the space.

Snap One was a 12,950 SF industrial tenant improvement. The project included demolition and renovation of an existing warehouse space which is now home to their full line of products, a sales floor, receiving and shipping docks, and a 24-hour room for their pro-partner pickups. The work also included a new conference and training room, new break room, and a refresh of the existing restrooms.
